GWENNE K. PIERCE, CPM, HCCP
Director of Asset Management
Gwenne is the Director of Asset Management. In this role, Ms. Pierce is responsible for evaluating the performance of assets under management, making recommendations for improvements in operations to enhance cash flow, and developing tactical goals aligned with owner’s investment strategies. In this capacity, she has been able to consistently improve occupancies, raise rental rates, and build positive cash flow, thereby increasing value to investors.
Ms. Pierce attended Fenn College in Cleveland, Ohio, and Dallas County Community College majoring in business administration and finance. She began her career in the multifamily industry thirty-five years ago in 1982 as a Regional Manager for Dover Building Corporation. Over the next several years, she grew her asset management influence with national housing providers.
Beginning in 1996 up until 2008, she served as a Senior Asset Manager for one the largest tax credit syndicators in the country with over 850 properties. From 2008-2011, she served as Director of Asset Management for a large multi-family owner, she established and supervised 6 Asset Managers and the Asset Management Division responsible for 164 properties, and 28,000 units. Gwenne became the Vice President of Asset Management from 2012 to 2018 for a large tax credit syndicator. In this role she was able to manage a 19-property portfolio; the tax credit portfolio had cash flow and paid in excess of $4M in distributions on 2018.
Ms. Pierce is a Certified Property Manager (CPM), a Housing Credit Certified Professional (HCCP) and is a Texas licensed realtor. Additionally, Ms. Pierce holds a Texas property and casualty insurance license and is a Notary Public.
